Ryan Seacrest’s Napa Valley Home Just Hit the Market for $22 Million

The St. Helena home is rife with sweeping views, indoor-outdoor living, and a wine cellar.

Ryan Seacrest might be “the busiest man in Hollywood,” but it looks like his schedule just got a little busier. The multi-hyphenate just put his Napa Valley home on the market for a whopping $22 million.

When you think of a wine country home, you might envision a charming abode that strikes a healthy balance between indoor and outdoor living—or even the Spanish-style escape Nancy Meyers dreamt up for The Parent Trap. However, it’s safe to say Seacrest’s space exceeds all expectations.

Nestled on a 40.18-acre property in St. Helena, the sweeping estate is a stone’s throw away from the buzzy Meadowood Resort, downtown St. Helena, and a handful of wineries. “Located in a lovely setting with beautiful, filtered views and privacy, what really stands out is the tranquility of the site,” says Cyd Greer, listing agent at Coldwell Banker Brokers of the Valley. “You are enveloped in this wonderfully diverse natural setting that is so relaxing—almost meditative.”

Originally built in 2004 by architect Howard Backen and builder James Nolan, this home is relatively young. However, the property was “significantly remodeled” by architectural designer Silvia Nobili of Nobili Marques Arquitectura, Grassi Construction, and Clint Nicholas Design last year.

Today, the Tuscan-style estate boasts 10,750 square feet of living space as well as a handful of modern amenities like a gym, bocce court, and, of course, wine cellar. “The newly designed spaces provide wonderful natural light and were reimagined to incorporate a more modern and neutral palate, allowing nature to take center stage while providing a warm and inviting space for family and friends to relax,” explains designer Clint Nicholas. “Having a more consistent ‘theme’ throughout the home in terms of materials and finishes was very important to the client while keeping the original appeal of the house at the forefront.”

Once you make it past the gated entrance, you’ll be welcomed by the 8,650-square-foot residence. When renovating this well-appointed abode, it was all about giving Backen’s Tuscan-style architecture a modern twist.

“Based on the client’s wishes, the goal of the renovation of the main house was to provide a fresh and light feeling, suited for a more modern lifestyle,” Nobili shares. “We also simplified and altered the more ornate details, such as the iron guardrail at the living room terrace, which was replaced by a glass guardrail to bring the surrounding landscape into the house.”

From there, you can head into the living room, which features a vaulted wooden ceiling and supersized stone hearth. Despite its grandiose stature, it still has an inviting atmosphere. There’s even a 1980s Italian dry bar by Willy Rizzo, so guests can enjoy a welcome beverage.

Kitchen

If you need any convincing that all-white kitchens are on the outs, feast your eyes on this culinary space. The glossy checkered floor, verdant island, and reclaimed wooden beams are equal parts rustic and refined—giving this kitchen a well-deserved *chef’s kiss*.

Dining Room

Once Seacrest is done with a day of wine tasting, he could throw an impromptu dinner party for his famous friends. This light and airy space will turn any meal into a magnificent, multi-sensory experience.

Office

Since Seacrest is perpetually booked and busy, he’d probably take some important business meetings at his Napa Valley home. Fortunately, business meets pleasure in this spare room, which could definitely act as a bucolic boardroom. After all, no Zoom background could even hold a candle to those stunning views.

Media Room

Though this palatial property doesn’t have an official home theater, this media room would be the perfect place for Seacrest to cozy up with a movie or watch any screeners of the shows he produces.

While the main residence has three bedrooms, we would definitely call dibs on this primary space. This grandiose room gets the five-star hotel treatment with an adjacent terrace and sitting area.

Can we take a moment to take in this glorious view? With sweeping vistas of the Napa Valley wine region, this terrace is the perfect spot to enjoy a chilled glass of rosé.

Wine Cellar

Speaking of vino, no wine country home would be complete without a full-blown cellar? With plenty of room for new finds and rare vintages, this storage space certainly gives our wine fridge a run for its money.

Guest House

The property also features a 900-square-foot pool house as well as a 1,200-square-foot guest cottage, complete with two bedrooms, en-suites, and a kitchen. That way, his guests will have plenty of room to unwind.

Seacrest’s home might be designed to the nines, but its exterior is equally impressive. These gorgeous grounds boast an infinity pool, bocce court, and 220 fruiting Italian varietal olive trees. Even the busiest man in Hollywood wouldn’t be able to resist pausing to enjoy this property’s bounty.
